UAE Golden Visa 2026: Every Route, Rule and Requirement (From Official Sources)

The UAE Golden Visa is a long-term residence permit that lets you live, work or study in the UAE without an employer sponsor. It is the country's flagship residency scheme, and it is also the subject of more misinformation than almost any other UAE topic. This guide is built only from official government sources, checked in September 2026, and it tells you plainly where those sources disagree.

The legal basis

The current rules come from the Executive Regulations of Federal Decree-Law No. 29 of 2021 on Entry and Residence of Foreigners, issued as Cabinet Resolution No. 65 of 2022. The UAE Cabinet announced the reform in April 2022, and it repealed the earlier golden residence rules in Cabinet Resolution No. 8 of 2021. The visa itself is issued by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP), or by GDRFA in Dubai.

Every eligibility route

1. Investors

According to GDRFA Dubai, investors qualify for a 10-year permit through any one of these:

  • Company investment: being a partner in a UAE company with capital of at least AED 2,000,000, supported by an audited financial report and a valid trade licence.
  • Real estate: one or more properties with a total value of at least AED 2,000,000. We cover this route in detail in our property Golden Visa guide.
  • Bank deposit: a fixed deposit of at least AED 2,000,000, locked for at least two years.
  • Tax contribution: paying at least AED 250,000 a year in tax, supported by a letter from the Federal Tax Authority.

2. Entrepreneurs

GDRFA lists three ways in: a pioneering project registered with the Ministry of Economy or a local authority with annual revenue of AED 1 million; incubator or Ministry approval with revenue of AED 2 million; or having previously sold a pioneering project for at least AED 7 million. In Dubai, a nomination from Dubai Future Authority is also required.

3. Skilled professionals and specialists

This is the route most salaried expats ask about. Under the 2022 rules you need:

  • a MOHRE occupational classification of level 1 or 2;
  • a bachelor's degree or higher;
  • a valid UAE employment contract; and
  • a monthly salary of at least AED 30,000.

Healthcare, education and industrial or technology specialists follow similar criteria with a valid professional licence. Scientists and researchers have their own route based on a Master's or PhD from a highly ranked university plus research metrics. 4. Exceptional talents

Artists, inventors, athletes and digital technology specialists can qualify on talent alone. The 2022 Cabinet announcement is explicit that talent visas are granted "regardless of the educational qualification, employment status, monthly salary". The catch is that you need a recommendation from the relevant authority, such as the Ministry of Culture, the Ministry of Economy or a sports council. 5. Outstanding students and graduates

  • High school: a score of at least 95% from a Ministry-licensed school.
  • UAE universities: a cumulative GPA of at least 3.5 (Class A universities) or 3.8 (Class B), graduated within the last two years.
  • International universities: graduates of a top-100 university worldwide with a GPA of at least 3.5, within two years of graduating.

6. Humanitarian pioneers and frontline heroes

GDRFA lists five or more years with an international, regional or public-benefit organisation, an appreciation award, or funding humanitarian work worth at least AED 2,000,000. The Ministry of Community Empowerment must endorse the application. Frontline heroes qualify through certificates of appreciation or at least five years of service.

What the Golden Visa gives you

  • No employer sponsor: you sponsor yourself, so changing jobs does not end your residency.
  • No six-month rule: the 2022 reform removed any maximum stay outside the UAE for Golden holders, as long as the permit stays valid.
  • Family sponsorship: spouse, children and domestic workers. See our family sponsorship guide, including an official inconsistency on sons' ages.
  • Family protection: if the holder dies, family members can stay until their own permits expire.

How to apply and what it costs

Apply through the ICP smart services platform or the UAEICP app, or in Dubai through GDRFA smart services and AMER centres. Property investors in Dubai can also use Dubai Land Department's own service.

Official fee components include an ICP entry permit of AED 300 to complete the process (AED 100 application, AED 100 issuance, AED 100 smart service fee), and GDRFA Dubai residence permit fees starting from AED 1,100 plus smaller government fees. Dubai Land Department lists a total of AED 9,884.75 for its property route. You will also need health insurance for yourself and your family, and medical fitness and Emirates ID fees on top.

Where official sources disagree

We found three inconsistencies worth knowing before you plan around a single number:

  1. Duration. The u.ae summary page (updated July 2026) says 5 years for property investors, entrepreneurs and high school students. GDRFA, ICP and the Cabinet announcement say 10 years. The 10-year figure matches every issuing authority.
  2. Sons' age limit. The 2022 announcement says children can be sponsored "regardless of their age" but also mentions an age limit of 25. Confirm with ICP or GDRFA for your case.
  3. Mortgaged property. Different official pages describe the AED 2 million threshold as the property's value or as the amount paid. Our property guide sets out both.

Beware of "new" rules you read online

In 2025 the UAE authorities publicly denied two viral claims: a Golden Visa for staking the Toncoin cryptocurrency, and a "lifetime nomination-based Golden Visa" sold for AED 100,000. Renting on a Golden Visa

A Golden Visa does not change your tenancy rights. Dubai's rent increase caps under Decree No. 43 of 2013, the 90-day notice rule and Ejari registration apply exactly as they do to any tenant. If your landlord proposes an increase at renewal, check it with our free RERA calculator.
