If you are reading this before moving out, perfect — this routine will save you thousands of dirhams. If you are reading it after, it is still useful: most of the moves below can be reconstructed under pressure.
The Move-In Routine (Pre-Save)
The single biggest deposit-recovery move is one most tenants skip: documenting the property\'s starting condition the day you move in.
- Photograph every room. Wide angles + close-ups of any existing scratch, stain, or fitting issue.
- Photograph appliances in operation. Microwave display lit, oven on, washing machine cycle.
- Photograph the inventory list as signed. Cross-reference each item against the photos.
- Date the file metadata. Phone EXIF data is good; cloud upload time is better.
- Send the photos to yourself via email with the subject line including the property and date. That email is timestamped evidence.
During the Tenancy
- Photograph any landlord-arranged maintenance or repairs.
- Save every receipt for items you replaced (light bulbs, taps).
- If you cause minor damage, document and notify the landlord promptly — better than discovering it at move-out.
The Move-Out Routine
30 days before your last day:
- Schedule the cleaning for the day before handover. Keep the receipt.
- Run a final inspection walkthrough with the landlord or agent present, video it on your phone.
- Photograph every room again from the same angles as your move-in shots. Side-by-side comparisons are devastating in disputes.
- Get the inventory verified and signed off, item by item.
- Get the handover document stating the property was returned in acceptable condition. If the landlord refuses to sign, get them to acknowledge by email.
- Cancel Ejari and DEWA in the right order (see moving-out checklist).
If the Landlord Claims Damages
- Demand an itemised invoice with photos. Vague "AED 3,500 for damages" is not enforceable.
- Match each claimed item against your move-in photos. Pre-existing damage is not chargeable.
- Distinguish wear and tear from actual damage. A 3-year-old apartment will have minor scuffs.
- Send a formal demand using our deposit demand notice generator — citing the law and the evidence.
- If they refuse, file at RDC. The case usually settles fast because the evidence is one-sided.
The Power Move
Send the landlord your move-in photo album the day before move-out, with a polite note: "For our records as we approach handover, here is the property\'s condition on move-in." Many disputes evaporate at this stage because the landlord realises a deduction will be challenged with evidence they cannot match.
