Business Bay Rent Increase 2026: Know Your Limit

May 11, 2026 · 6 min read

Business Bay's central location and high tower density make it a hotspot for renewal disputes. If your landlord has proposed an increase, here's how to tell whether it's actually legal — before you sign anything.

One Rule, All of Dubai

Business Bay is not a special zone. The same Decree No. 43 of 2013 brackets apply, comparing your current rent to the Business Bay market average in the RERA index:

  • 0% — within 10% of market
  • Up to 5% — 11–20% below market
  • Up to 10% — 21–30% below market
  • Up to 15% — 31–40% below market
  • Up to 20% — more than 40% below market

The Business Bay rent increase calculator uses the RERA market figures for the district and returns your precise legal ceiling instantly.

The Notice Requirement

A landlord must serve 90 days written notice before the renewal date for any change in rent. Miss it, and the increase cannot be enforced — the contract simply renews as-is.

Disputing an Illegal Increase

  1. Verify the cap on the Business Bay calculator
  2. Send a formal legal notice citing Decree 43/2013
  3. File at the RDC if the landlord refuses to comply
