Rent Increase in Sharjah: 3-Year Freeze Rules Explained

Sharjah offers some of the strongest rent protections in the UAE. Under Law 5/2024, your rent is frozen for the first 3 years — and after that, increases are still restricted.

The 3-Year Rent Freeze

For the first 3 years of any tenancy in Sharjah:

  • Zero rent increase allowed — your rent stays exactly the same
  • The freeze starts from the original lease date, not from renewal dates
  • Applies to all residential properties
  • The landlord cannot refuse to renew at the same rate during this period

After the 3-Year Freeze

Once the freeze period ends:

  • Increases are permitted only once every 2 years
  • The increase must reflect fair market value for the area
  • There is no specific percentage cap (unlike Dubai's 0-20% tiers or Abu Dhabi's 5%)
  • Disputes over fairness go to the Sharjah RDC

Example Timeline

If you signed a lease on January 1, 2025 at AED 40,000/year:

  • 2025-2027: Rent stays at AED 40,000 (freeze period)
  • 2028: First increase possible at renewal
  • 2028-2029: No further increase
  • 2030: Next increase possible

If Your Landlord Breaks the Rules

  1. Calculate whether you are still in the freeze period
  2. Send a written notice citing Law 5/2024
  3. File with the Sharjah RDC through Sharjah Municipality if needed
